Wakefield Has Detailed Consents For Large Distribution Units
28 August 2008
PPG Land, a subsidiary of Murray International Holdings Ltd, has secured two detailed planning consents on their Link 62 development, one of the largest industrial schemes in the North of England. The consents are granted for two separate distribution warehouse design and build options; either a single warehouse of 470,000 sq ft or two self contained units of 250,000 sq ft and 270,000 sq ft.
Located to the south east of Leeds at junction 31 of the M62 near Wakefield, Link 62 provides immediate access to the motorway network and the port of Liverpool and the Humber ports of Immingham, Hull Grimsby and Goole. Link 62 is the latest development to cater for distribution in Wakefield following on from Wakefield 41 and Europort which accommodate such occupiers as Asda, Wickes, Scottish & Newcastle, TK Maxx, Warburtons and the Post Office.
The news follows the successful completion, earlier in the summer, of phase one which consists of two distribution warehouses, the first totalling 105,000 sq ft and the second 63,000 sq ft.
Mark Rudolph, of PPG Land comments:
“These detailed consents allow us to respond extremely quickly to occupiers where time is a vital issue in securing these types of facility”
Daniel Miller, Partner, Strutt & Parker National Markets - Industrial Agency, comments:
“Link62 is a prime location for a regional or national distribution centre and having detailed planning consent in place on a site with frontage to the M62 makes this an attractive and deliverable prospect for occupiers.”
PPG Land is advised by Strutt & Parker and Carter & Co.
Phase One Completed at Link 62
15 July 2008
PPG Land, a subsidiary of Murray Holdings, has completed the first phase of Link 62, one of the largest speculative schemes in the North of England. Phase one consists of two industrial distribution warehouses, the first totalling 105,000 sq ft and the second 63,000 sq ft.
Located at junction 31 of the M62, Link62 provides immediate access to the motorway network and the port of Liverpool and the Humber ports of Immingham, Grimsby and Goole. Link 62 is the latest development to cater for distribution in Wakefield following on from Wakefield 41 and Europort which accommodate such occupiers as Asda, Wickes, Warburtons and the Post Office, to name a few.
In addition to the completion of phase one, 28 acres of the land has been sold to a FTSE 100 company who is currently on site building a data support centre.
Mark Rudolph, of PPG Land comments:
“We are delighted with the progress that has been achieved at Link62. We are in detailed discussions with a number of occupiers both for the recently completed first phase and also the design and build opportunities. Link 62 can also offer turnkey packages from 50,000 sq ft up to 480,000 sq ft, having now obtained planning permission for Plot 6000.”
Giles Thomas, partner, Strutt & Parker National Markets - Industrial Agency, comments:
“The feedback from interested parties has reaffirmed the high level of build quality and the locational advantages of Link62. This will be enhanced the opening of the link road, allowing the scheme to be accessed from both junction 31 and 32 of the M62. The larger plot is ideal for a regional distribution centre for the north of England.”
Local MP and Minister launches 1.5 million sq ft distribution park
Yvette Cooper, local MP and Cabinet Minister, has visited Link 62, a major distribution park, currently being developed at Junction 31 of the trans-Pennine motorway, M62.
Ms Cooper, who is MP for Pontefract and Castleford and Minister of State for Housing, performed a tree planting ceremony at the park on Friday, 19 October, and was shown around the park by developers, PPG Land.
The site, near Wakefield, extends to more than 100 acres and the owners have planning consent to construct over 1.5 million sq ft of distribution space, in units of up to 650,000 sq ft. The first of these units – one of 105,000 sq ft and the other of 63,000 sq ft – are under construction and will be completed in May of next year.
The development will have an end value in excess of £100 Million.
Mark Rudolph, director of Leeds-based PPG Land, said: “Junction 31 of the M62 is already a well-established site for distribution and is one of the most important sites of its kind in the North of England. We already have a number of parties interested in the two buildings under construction at Link 62.
“As development progresses, Link 62 will provide a range of units, built either speculatively or designed to occupier requirements. It will further strengthen Junction 31 as a major distribution ‘hub’ and significantly boost the local economy.”
Performing the tree planting ceremony, Ms Cooper said: “This site could mean hundreds more jobs for our area. It’s really important for local people that we see continued new investment and economic growth in the area”
